Why does my property need to be built after 1980
The federal government banned asbestous and lead paint in 1978. Iremor Investments, LLC. does not want to invest in any properties that may have those items used in the construction of the home.
Will I have enough time to vacate my property?
Yes. While Iremor Investments, LLC. wants to get started on renovating your home for re-sale, we know that it is going to take some time for you go get things packed. A time frame will be agreed upon during the evaluation process.
How long does this process take?
Iremor Investments, LLC. wants to get started on renovating your home for re-sale, generally after all parties have conclude agreements, the foreclosure process has been halted, and the occupants have vacated the property, we have a goal of 30 days to renovate and place the property on the market.
Information disclosure Questions:
What do I need to disclose?
EVERYTHING ! Iremor Investments, LLC. needs to know all information concerning the property. This may include SSN numbers, account numbers, passwords to accounts…etc. Iremor Investments, LLC. will be acting on your behalf and needs all information concerning the property.
Mortgage Questions:
Who is on the mortgage?
You and anyone tied to the mortgage will remain on the mortgage documents. This allows for Iremor Investments, LLC. to bring your mortgage obligation to a non-delinquent status, make all mortgage payments on time while rebuilding your credit reputation.
Who is on the deed?
Once all parties are in agreement and the legal documents have been signed, the deed to the property will transfer into Iremor Investments, LLC. possesion.
Financial Questions:
Who pays the delinquent taxes?
Iremor Investments, LLC. will pay any delinquent taxes on the property. If the property’s mortgage includes an escrow account for paying the property taxes, bringing the mortgage to a non-delinquent status will remedy any delinquent tax obligation.
Who pays the homeowner's insurance?
Iremor Investments, LLC. will pay any delinquent homeowner’s insurance on the property. If the property’s mortgage includes an escrow account for paying the homeowner’s insurance, bringing the mortgage to a non-delinquent status will remedy any delinquent homeowner’s insurance obligation.
Who pays the homeowner's association fees?
Iremor Investments, LLC. will pay any delinquent homeowner’s association fees on the property. If the property’s mortgage includes an escrow account for paying the homeowner’s association fees, bringing the mortgage to a non-delinquent status will remedy any delinquent homeowner’s association fee obligation.
How do I get paid?
Once the property has been satisfactory vacated and the deed has been transfered to Iremor Investments, LLC. and upon siging the closing documents, there will be a check made out to anyone that was on the deed. This process can take a few days after the closing documents have been signed.
How does this help my credit?
Iremor Investments, LLC. by bringing the mortgage to a non-deliquent status and paying the mortgage payments on time, will show that you have been making the mortgage payments on time. Iremor Investments, LLC. will be making those monthly payments until the property is sold, so for however long it takes to renovate the property, your credit reputation should increase.
